These are planning ranges, not quotes. They are here so you can budget sensibly and recognise a quote that is missing something.

In short: As a 2026 guide for a typical single-storey Sunshine Coast house, a steel-to-steel re-roof commonly falls somewhere around $18,000 to $35,000, a tile-to-Colorbond conversion around $22,000 to $42,000, and asbestos removal plus a new steel roof from about $28,000 to $60,000. Small repairs start in the hundreds. Your actual price needs an on-site quote.

How to use this page

This is the only page on Roofer Sunshine Coast that gives prices. The figures below are 2026 planning ranges in Australian dollars, as a guide only, for typical houses on the Sunshine Coast. They are drawn together to help you budget and to show you which jobs sit in which bracket. They are not quotes. Every roof needs an on-site inspection before anyone can give you a real number.

2026 planning ranges

Job Typical scope 2026 guide (AUD)
Minor roof repair A few tiles, a flashing re-seal, replacing rusted screws, one short sheet $350 – $1,500
Ridge capping re-bed and re-point Ridges and hips on a typical single-storey tile roof $1,500 – $4,500
Steel-to-steel re-roof Single-storey house, around 180–220 m², new battens where needed, blanket, capping, flashings $18,000 – $35,000
Tile-to-Colorbond conversion Strip tiles, re-batten for steel, blanket, sheets, capping, flashings $22,000 – $42,000
Asbestos roof removal and new steel roof Licensed removal and disposal, then a new steel roof $28,000 – $60,000+

Re-tiling with new concrete or terracotta tiles generally sits toward or above the upper part of the conversion range because of the weight, labour and materials involved. Two-storey houses, steep roofs and complex roof shapes sit higher in every band.

What moves the price

Size, pitch and shape

Area is the starting point, but shape matters almost as much. A simple gable roof is far quicker than a roof full of hips, valleys, dormers and skylights. Steep roofs need more safety equipment and slow everything down. Two-storey houses need scaffold or more extensive edge protection.

What is coming off

Removing steel is quick. Removing tiles is heavier work with more waste. Removing asbestos cement involves a licensed removalist, controlled methods and regulated disposal, which is why that band is so much higher.

What is under the old roof

Nobody can see everything until the roof is open. Rotten battens, termite damage in the frame, or tie-downs that do not meet the site's wind classification add cost. A good quote explains how such surprises will be priced.

Materials and coastal grade

Steel coating grades suited to marine exposure cost more than standard grades, and so do the matching fixings. Roof blankets with higher insulation values cost more than basic sarking. Premium tile ranges cost more than standard concrete tiles.

Gutters, fascia and extras

New gutters, fascia and downpipes, whirlybirds, skylights, solar panel removal and reinstatement by an electrician, and box gutters on commercial buildings all add up. Decide early which of these you want included.

Access and timing

Steep blocks, narrow side paths, no room for a skip or a crane, and tight storm-season scheduling all affect cost. Weather delays are common in summer.

What a quote should spell out

A complete roofing quote lists removal and disposal, batten repairs, sarking or blanket type, roofing material and grade, capping and flashings, gutters if included, safety equipment, approvals and how variations are priced. Our roof replacement checklist turns this into a tick list, and what affects the cost of roof replacement explains each factor in more depth.

Where owners save, and where they should not

There are sensible ways to reduce the bill: choosing a standard profile and colour, keeping existing gutters if they are sound, combining the roof with gutter work so access is paid for once, and booking outside the busiest storm-season weeks where the roof allows it. The savings that tend to backfire are skipping sarking or a blanket, accepting fixings or steel grades not suited to the site's exposure, leaving rotten battens in place, and choosing a contractor who cannot show a current QBCC licence and insurance. Those shortcuts rarely show up on day one; they show up in the first wet season.

Paying for it

Most owners use savings, a mortgage top-up or redraw, or a personal or green loan. Insurance may contribute where storm damage is the cause. Our articles on budgeting for a roof replacement and financing options cover each approach in general terms, and government rebates explains what support does and does not exist.

Q&A

Straight answers to common questions

Why do roofing quotes for the same house vary so much?

Usually because they include different things. One quote may include new battens, sarking, gutters and edge protection while another leaves them out or prices them as extras. Line quotes up item by item before comparing totals.

Is the cheapest roof the best value?

Not often on the coast. A roof with a coating grade or fixings unsuited to salt air, or with no sarking, can cost more over its life than a slightly dearer roof built for the conditions.

Do these prices include GST?

Treat the ranges as GST-inclusive planning figures for homeowners. Always check whether a written quote is GST-inclusive.

How accurate are the ranges?

They are broad on purpose. Roof size, pitch, height, access, what is under the old roof and the materials chosen all move the price. Only an on-site inspection gives a figure you can rely on.

Should I pay a deposit?

Deposits on Queensland residential building contracts are regulated, and the QBCC publishes information on what is allowed. Check the current rules and do not pay more than the contract and the law permit.
