What Roofer Sunshine Coast does

Roofer Sunshine Coast puts home owners, landlords, body corporates and businesses in touch with independent local roofing contractors for roof repairs, roof replacement and new roofing anywhere between Caloundra and Noosa. That takes in concrete and terracotta tile roofs, Colorbond and other steel roofs, old fibro and asbestos cement roofs, and the low-pitched sheds and shop roofs behind them.

The process is deliberately simple. You tell us the locality, the type of roof, roughly how old the building is and what is going wrong. We match the job to a roofer who handles that kind of work and arrange a time for them to inspect. They get up on the roof where it is safe, check the ceiling space if they can, take photos and then put a written quote in front of you. Ring 07 3132 2496 in business hours, or use the form at the bottom of this page whenever suits.

How the coast's weather wears roofs out

Ask any roofer on the coast what keeps them busy and you will hear the same handful of answers.

  • Wet summers. Most of the year's rain falls between about November and March, often in short violent storms. Gutters and valleys that cope with a shower overflow in a downpour, and the water finds its way under flashings and into the roof space.
  • Humidity and condensation. Warm, damp air settles in roof cavities. Without sarking or ventilation it condenses on the underside of steel sheets and on battens, which is how mould, rust from the inside and rotting timber start.
  • Salt. Onshore breezes carry salt well back from the beaches. Steel, fixings, flashings and gutters near the sea corrode much faster than the same products a few suburbs inland unless the grade is chosen for it.
  • Wind and hail. Summer storm cells and the occasional east coast low lift ridge caps, loosen sheets and crack tiles. Hail is less frequent here than further south, but when it arrives it can dent steel and break brittle tiles across a whole street.
  • Ageing housing. Plenty of houses from the 1970s and 1980s still wear their first concrete tile roof, and older beach houses and garages often have fibro or corrugated asbestos cement.

Repair, restore or replace?

A sound roof with one or two faults should be repaired. Replacing a few cracked tiles, re-bedding a ridge, sealing a flashing or swapping a rusted sheet is a fraction of the disruption of a new roof, and it can buy years. A roof that leaks in several places, is rusting through, has sagging battens or tiles that crumble underfoot is usually past that point.

Restoration (cleaning, repairs and a coating) sits in between, and it is often oversold. Our guide to roof replacement vs roof restoration explains which roofs it suits. When replacement is the honest answer, most coastal owners weigh new tiles against a Colorbond steel roof, and our Colorbond vs tile comparison lays out the trade-offs.

Quotes you can compare

Two roofing quotes for the same house can look miles apart simply because one leaves things out. A complete quote names the strip-off and disposal, batten repairs, the sarking or roof blanket, every flashing, ridge and valley, gutters and downpipes if they are included, edge protection or scaffold, and who arranges any approval. Our roof replacement checklist turns that into a list you can tick off.

Licences, approvals and asbestos

In Queensland, roofing work above a set value has to be done by a contractor holding the right licence from the Queensland Building and Construction Commission (QBCC), and the QBCC runs a public licence search. Changes to a roof's structure or material can also need building approval through a private certifier or council. If your roof might contain asbestos, Workplace Health and Safety Queensland rules decide who may remove it. Our page on roofing regulations in QLD goes through each of these, and our about page explains how the referral arrangement works.

What every enquiry should get

  1. Eyes on the roof first Nobody should price your roof from the street. A contractor looks at the covering, the flashings and the roof space, and shows you photos.
  2. Repair is on the table If a targeted repair will give the roof real life, that is what you should hear. Replacement is for roofs that are genuinely spent.
  3. One scope, written out Strip-off, disposal, battens, sarking, flashings, gutters, tie-downs and safety gear itemised, so two quotes can be lined up properly.
  4. Paperwork you can check We ask the contractors we work with to hold the QBCC licence and insurance the job needs. Ask to see both before work starts.
Q&A

Straight answers to common questions

Can you send a roofer for just one leak?

Yes. Most calls are about a single leak, a few cracked tiles or a sheet lifting after a storm. A contractor traces where the water is actually getting in, which is often a long way from the ceiling stain, and quotes on that repair alone.

Which parts of the Sunshine Coast are covered?

The coastal strip from Caloundra through Maroochydore up to Noosa, plus the hinterland behind it. If you are near the edge of that area, mention your locality when you call and we will tell you straight away whether a contractor can get there.

Is the inspection really free?

Yes. The on-site look and the written quote cost nothing and carry no obligation. Roofing quotes given over the phone tend to be guesses, so expect someone to visit.

Who carries out the roofing work?

Roofer Sunshine Coast is a referral service. Work is done by independent local roofing contractors. We ask them to hold the QBCC licence and insurance the job needs, and you should ask to see both before anything starts.

Where can I see prices?
