Tile roof replacement for worn concrete and terracotta roofs

Plenty of coast houses still carry their first tile roof. When the tiles have gone porous and the bedding has failed, you can re-tile or switch to steel.

Tile roof replacement on the Sunshine Coast

Tile roof replacement means stripping an existing concrete or terracotta tile roof and putting a new roof on the same frame, either new tiles or steel sheeting. Roofer Sunshine Coast arranges this work with independent local roofing contractors across the coast and hinterland. It is one of the most common jobs on brick-and-tile houses built in the 1970s, 1980s and 1990s, which make up a large share of many established suburbs here.

How tile roofs fail in this climate

Tiles themselves can last a very long time. What wears out is everything around them, and the surface of concrete tiles.

  • Porous concrete tiles. Once the surface coating erodes, concrete tiles absorb water, grow lichen and become brittle. Walking on them causes cracks.
  • Failed ridge bedding. Mortar under ridge and hip caps cracks with heat and movement, and storm winds then push rain under the caps.
  • Perished or missing sarking. Many older roofs have no sarking, or foil that has torn. Wind-driven rain and dust then reach the ceiling.
  • Rusted valley irons. Leaf litter holds water in valleys, and older valley irons rust through.
  • Tired battens. Timber battens that have been wet repeatedly can rot or loosen their fixings.

Re-tile or convert to steel?

Re-tiling keeps the look of the house and the street, gives good rain-noise performance and suits roofs with enough pitch. It is heavier work and the slowest option.

Converting to steel removes a lot of weight from the frame, cuts down the number of joints and suits many owners who want a lighter, cooler-coloured roof. Battens, fixings and flashings change, and some homes may need building approval for the change of material. Our Colorbond vs tile comparison sets out the trade-offs in detail, and the Colorbond roofing page explains the steel side.

Before anyone quotes

A roofer should look at the tiles, the bedding and the roof space before recommending replacement. If the tiles are still sound, a targeted roof repair or restoration may be the better value, and you should hear that. If replacement is the right answer, the quote should list each item in the checklist below so you can compare one contractor with another.

The cost guide gives 2026 planning ranges for re-tiling and tile-to-steel conversions on the Sunshine Coast. Older tile roofs over extensions sometimes sit next to fibro or asbestos cement sheeting; if that applies, see asbestos roof replacement.

During and after the work

A re-tile or tile-to-steel conversion on a typical house runs over several working days once materials are on site. Tiles are heavy to strip and carry, so expect a large bin or truck and some noise. Each section is stripped, re-battened, sarked and covered before the end of the day, with tarps on standby in storm season. After handover, keep valleys and gutters clear of leaves, and have the ridges checked after a severe storm. A tile roof laid over good battens and sarking needs little else.

Check the quote covers these

  • Removal and disposal of the old tiles, with an option to salvage if wanted
  • Batten condition, spacing and any replacements needed for the new covering
  • Sarking or an insulated blanket under the new tiles or sheets
  • The tile range or steel profile and colour being supplied
  • Ridge and hip bedding and pointing, or steel capping, included
  • Valley irons, wall flashings and penetrations renewed
  • Fixing and clipping of tiles to suit the site's wind classification
  • Access equipment, waste removal and clean-up

Q&A

Straight answers to common questions

Can a tile roof be restored instead of replaced?

Sometimes. If the tiles are still sound and the problems are cracked pointing, a few broken tiles and dirty surfaces, restoration may be enough. If tiles are porous, soft or breaking when walked on, a coating will not fix that and replacement is the better spend.

Is terracotta better than concrete?

Terracotta holds its colour because the colour is fired into the clay, and it tends to age well. Concrete tiles are cheaper and heavier, and their surface coating wears over time. Both can perform well when laid properly over good battens and sarking.

Why is everyone switching from tiles to steel?

Steel is lighter, suits lower pitches and has fewer joints for wind-driven rain to get through. It is also quick to install. Many owners still prefer tiles for the look and the quiet, so it comes down to the house, the street and the budget.

Do new tiles need to be clipped down?

Tile fixing requirements depend on the wind classification of the site and the installation standard for roof tiles. Ask the roofer how the tiles will be fixed and what classification they are working to.

Can I keep my old tiles for a garden or shed?

Usually, if you ask before work starts. Say so when you get quotes so the contractor sets them aside rather than sending them to the tip.
